Land for sale

Acres, frontage, water and the exemption before anything else. Every active listing in the MLS, not only mine.

By area

Pick an area, or take the whole five counties

Every active MLS listing in that school district, not only mine. The towns under each name are where that district’s listings actually are — a district line isn’t a town line, and here it moves the price as much as the bus route.

Or take all five counties at once, or the full MLS for homes, commercial and acreage with a house on it, where you set the county, the type, the acreage and the price yourself. When one of them is right, call (903) 695-2978 — the seller’s agent works for the seller.

Reading the listings

Four things a land listing won’t tell you

The acreage may be the deed’s number, not a survey’s.

Old field notes and a century of splits don’t always agree with the ground. Where the price is per acre, whose number you’re using is worth more than it looks, and a current survey is the only thing that settles it.

“Ag exempt” is a status, not a promise.

Agricultural or wildlife valuation stays with the land only if the use continues and the paperwork is filed. A change of ownership is when the appraisal district looks.

A photograph won’t show you the access.

It shows a gate and a road. It doesn’t show whether the road is yours, whether it’s a recorded easement, or whether it’s years of a neighbor not minding and no more than that. Ask which one it is.

Minerals are rarely mentioned at all.

Severed or reserved long ago on a good share of tracts in an old oil county. The deed and the title commitment say what conveys; the listing usually doesn’t raise it.

The buyer door

Tell me what you’re looking for

County, acres, roughly what you want to spend, and what the land has to have. An heir who is thinking about it, a neighbor who has had enough — those come to a land broker first, and the buyer list is who I call.

Or call (903) 695-2978, or email robert@blueskycountry.com.

Send me what you have

The survey, the appraisal-district notice, a couple of photos. Whatever is in hand. Email reaches me fastest, and I answer it myself. If you call and get voicemail, leave a message and I’ll call you back.
