Commercial and investment tracts

The smallest part of the record and the least of what I go looking for — but the deals are real. Commercial land in this part of Texas is usually raw acreage with a road on it and a buyer with a use in mind, which is a land problem wearing a different hat.

MLS-recorded closings only.

What it takes

What these deals actually turn on

  • The use, not the acreage.A commercial buyer is not buying acres. They are buying whether the thing they intend to build can be built, and how long it takes to find out.
  • Flood, wetlands and the middle of the tract.A FEMA map, a LOMR or CLOMR, and a wetland delineation through the buildable area can move a closing by months. I have carried a deal through all three.
  • Utilities and capacity.Which provider serves the section, what capacity exists, what a tap costs and who pays to extend it.
  • Time.A commercial contract lives or dies on the feasibility period. Most of the work is keeping a long option from quietly running out.
