What kind of work it is

What this record is

Every closing here had me on one side of it, from 2006 — where this record begins — to today. It is a floor rather than a ceiling: I was selling before this record starts, and not every closing since left a database entry behind. Land is most of it. The rest is country homes, estates and commercial ground — often the same job, because a farm with a house on it is both.

The land half of it also answers a question no website can: what land has actually sold for here, by tract size and by period, taken from these closings rather than from an estimate.

  • 546.75 acres855 N FM 55 RoadHighland – Silver CityHeld by one family for more than 120 years. I had both of the estate's tracts and treated them differently on purpose — a written pro forma compared selling each whole against subdividing it. This one sold entire at 546 acres. The second was surveyed, platted, given its own restrictions and water and electric easements, and sold off tract by tract.May 2019 · Listing side

  • 30 acres1302 FM 55S Finch AbstractThe home place of a farm that would not sell whole at 95 acres. The equipment and livestock went to auction, the land was modeled three ways and divided into parcels people could actually afford, and the house was carved out onto 30 acres with a new survey, a new legal description and restrictions written for it. Three amendments to get it closed.May 2024 · Listing side
