Kerens ISD

Land in Kerens and around Richland-Chambers

East Navarro County on State Highway 31, where the farm ground runs out into the biggest body of water in this part of Texas.

The ground

What this corner of the county is

East of Corsicana the county changes character. The farm ground gives way to lake country, and the single biggest fact about a tract out here is how close it sits to 43,874 acres of water that belongs to a water district in Fort Worth.

The railroad made the town. The reservoir remade the market.

Kerens was founded in 1881 when the Cotton Belt built through and bypassed Wadeville — the businesses there picked up and moved to the new townsite, which took Judge R. C. Kerens’s name. It was a cotton town for a century. Then the dam closed in 1987, the water was full by 1989, and what land here is worth has been decided by that ever since.

Waterfront here doesn’t mean you own to the water.

Richland-Chambers belongs to the Tarrant Regional Water District. A tract on the shoreline adjoins District land; a dock or a boathouse is a permitted improvement on District property, not something a deed conveys. The District sizes it by frontage — eight square feet of structure for every linear foot of shoreline owned, to a maximum of 1,200 — requires a permit for work below elevation 320 feet, and doesn’t allow enclosed structures or living quarters. That’s a different thing from owning a stock tank, and it belongs in the conversation before the price is set rather than after.

The water, in numbers.

On Chambers and Richland creeks: 1,125,199 acre-feet and 43,874 surface acres at conservation pool, around 330 miles of shoreline, and the third-largest inland reservoir lying entirely within Texas. Public ramps run off State Highway 309, FM 2859, FM 637 and FM 488.

Two solar projects sit in this school district’s tax base.

Fence Post Solar — 297 megawatts with 86 megawatts of storage, operating since December 2023 — was written as a Kerens ISD tax agreement, and Gaia Solar, 143 megawatts near Kerens, sells its environmental attributes to Meta. Whatever an owner thinks of them, they are here, they are on the roll, and they changed who has been buying acreage out this way.

Worth knowing

What moves out here

The step down from frontage to view to open pasture is the steepest in the county.

Three tracts a mile apart can be three different markets. Nowhere else in Navarro County does distance to water move a number that hard, and a comp from the wrong one of the three is worse than no comp at all.

State Highway 31 is the corridor, not a county road.

Thirty-one runs from Corsicana through Kerens and on across the Trinity toward Athens and Tyler. It is how the traffic gets here and how a buyer from the east arrives, and a tract on it is not the same asset as a tract four miles off it.

The lake brings a buyer who asks different questions.

Weekend places, recreation and retirement trade out here alongside agriculture, and they want to know about the ramp, the view and the road in. A listing written for a cattle buyer doesn’t answer any of that, and one written for the lake doesn’t answer the fences.
