Houses, and the land they sit on

Land is most of what I do. Houses with acreage around them are the other steady part of the record — the kind of place that comes with a barn, a septic system and a fence line that may or may not match the survey.

What it takes

Why a country house is not a town house

  • Part homesite, part pasture.A tract that is partly a homesite and partly grazing has two valuations on it at once. Which part carries the homestead, which part carries ag, and what a sale does to each is the first question, not the last.
  • Septic, well and rural water. What is actually there, what the county has on file, what a lender will require an inspection on, and what a buyer will find out three days before closing if nobody checked.
  • Access and frontage.Whether the driveway is a deeded access or a long habit, and who else uses it.
  • Outbuildings, pens and equipment. What conveys, what does not, and what is worth more sold separately than folded into the price of the house.
